Professionalism

Over the past 40 years, Sibarth Real Estate has developed the most trustworthy reputation in real estate services and advice in Saint Barth. Allow our team of respected professionals to guide you through your real estate transactions with discretion, equity and honesty. At Sibarth Real Estate, our vocation as realtors is to keep our client’s best interest at heart and to build long-term relationships based on confidence and trust. It is our determined commitment to accompany our clients throughout every step of their real estate transactions, providing them with information, guidance and to educate them about the real estate market.

At Sibarth Real Estate, we manage our activity in full accordance with the terms and conditions of our real estate licensure. French law obligates real estate agents to have a professional license in management or transaction, according to the agency’s activity.
The French administration will only deliver the license under certain conditions, which include financial guarantees and professional liability insurance coverage.
The agency is required to have a signed agreement or mandate for each property listed, which may be made in the form of a sales, management or rental listing agreement. This document must be duly signed by the principal and clearly denote the conditions of the remuneration.
Consequently, Sibarth Real Estate requires that clients sign a listing agreement for all property listings. The agency’s commission is included in the sales price, which is announced to buyers.
For those clients in search of a very specific type of property, Sibarth also accepts Search Mandates that will allow us to identify and negotiate the purchase of such properties.

Sibarth Real Estate is also a long-standing member of the largest federation for real estate agents in France.
Sibarth Real Estate contributes to a national fund known as GALIAN, which allows us to benefit from a mandatory financial guarantee. However, our agency does not handle client funds during the transaction.
Funds are generally handled via the Notaire’s accounting services and escrow account. The notaire manages the transaction and is legally authorized to do so.
In accordance with legal regulations, we maintain an insurance policy covering professional liability through the FNAIM.

Lastly, at Sibarth Real Estate we strive above all, to protect and promote the interest of our clients. Full disclosure of all relevant facts is guaranteed and no intentionally misleading or false information is ever conveyed. The preservation of confidential facts and information is capital in our offices, particularly in view of St Barts’ unique market for real estate. We are utterly committed to client satisfaction and to delivering results…combining integrity and dedication with experience and expertise.
