The year 2025 confirmed the continued strength of the St Barth market. Values held firm across the island, the average villa price remained at a high level, and total transaction value matched the previous year. Buyers were selective. They took their time and knew exactly what they were looking for, but when they committed, they did so at strong levels. In a market where rarity is the main driver of value, quality continued to lead.
Activity was particularly active in the mid-range of the luxury market, where demand concentrated and well-positioned properties were absorbed quickly. The very top of the market also had a remarkable year, with more sales at the highest levels than in 2024 and rising prices for the island’s most exceptional properties. In between, buyers enjoyed a broader choice and took more time to decide.

Below €5 Million: Supply Is Becoming Increasingly Scarce
Below €5 million, there is an increasing lack of inventory. Very few villas remain on the market at this level, and a stand-alone villa with a pool and a sea view is no longer to be found at the prices of a few seasons ago. The properties that do come up attract immediate interest.
€5-10 Million: The Heart of the Market Activity
The €5 to €10 million range is where the market has been the most dynamic. Demand is concentrated here, well-positioned properties are absorbed quickly, and inventory is rapidly contracting.

€10-20 Million: More Choice for Buyers
Between €10 and €20 million, we have more inventory than in previous years alongside fewer transactions. This provides buyers with a wider selection than they have had for some time. Within this bracket there are good options worth considering, well-located and well-priced properties that stand out, and we expect those to be the ones that trade this season.

Above €20 Million: International Demand Sustained by Americans.
At the top end, demand remains strong and increasingly American. Exceptional properties offering privacy, panoramic or beachfront settings, and prime locations continue to attract decisive international buyers, and American buyers have become the dominant force at the summit of the market in 2026.

Hotels, villas and restaurants reopen from mid-October, the season truly begins around Thanksgiving, and the island stays busy through to May.
